Will tere be 24hr security guards? Car Parking arrangments?

Are there pavements?

Other developments near by?

Are you overlooked?

Is there going to be another building built next to yours that will over look your balcony?

What is the building constructed of? *Hard to see behind rendering

What is the thickness of walls and ceilings (noise from neighbour)

In Town Area – General noise pollution

Will it be a building site around you for some time?

East side of Santa Maria – higher winds

In flight path - noise?

Above or near bars/restaurants - noise, late nights, traffic, parking?



Is it south-west facing and does it have a south-west facing balcony?* consider the winds

Does it have a balcony/terrace?....is it big enough for a family to sit out on?

What is the sze of each balcony/terrace?

Can intruders climb up to your balcony from the ground, jump across from the next building, or get access to the roof and climb down onto your balcony? Do you know the square metre of each of the internal rooms (excl. balcony)?

Storage areas internal/external?....some people store water sports equipment outdoors. If you have an outdoor water supply for your garden, is it lockable?



What furniture is included in the sale/purchase?

Kitchen area & fitments?

Storage for personal belongings (if letting)

Size of bedroom/s (double or single)?

Who arranges for all the services to be set up? (water/gas/electricity contracts)

Do you have telephone and TV sockets? * are you going to include a TV if you are letting property, who will pay the phone bill?

If you have internet....how will that me managed? Do you have individual meters for each apartment for water and electricity readings?

If you have a separate outdoor shower facility, is it lockable?



Is it near shops? or Will it be near shops

Is it near bars/restaurants?

Is there a management clause to say that the Mercado below you cannot be sold to someone who wants to convert it to a late night bar?



Pools:

Are there safety features around the pool?

(children/depth markings, non-slip)

Water treatment:

Swimming pool?

At home: water tanks? * what are the arrangements for treating

(cryptosporidium/ air borne viruses)

is it near a swimming pool that you can use?

Can visitors use the pool?



Ex-pats near by, permanent homes? (till they move!)



Are you sure your deposit is refundable if you change your mind?

How sure?

Are you using a non-associated solicitor/lawyer?

What are their fees?

Has your solicitors/lawyers fees been taken into account added to the 6% oncosts (IUP/Notary etc)?



Have you identified costs for furniture and all other goods you will need to buy : cutlery, linen, TV, blinds, towel & shower rails/curtains etc .....or is some/all of it included in the price?



If a new build have you checked portfoilio of builder?

Are there other roads nearby to the proposed apt/building?

Has the proposed building got planning permission?



What if not all the apartments are sold and there are delays with the completion date?

Is there a penalty clause in the contract for not completing on time?

Either :

Non payments by yourself?

Stages not completed on time by the developer?.



If buying one plot within a much larger plot:
Does the seller have legal permission to sell off individual plots?
Are there plans drawn out showing access roads and have they been approved? Is there any shared ownership for roads/garden areas? Are there commmunal areas that you will be responsible for? Will all the services be separate? Will the infrastucture be provided before you build? What guarantees are there on the infrastructure? Will you have built your lovely villa and still have a building site around you for several years as other plot owners can't/won't complete their project?



What happens if there is a structural problem with your apt/buiding/villa in the future?

What are the costs of new furnishings?

How can you be sure that the person selling the property actually owns it?

Has the solicitor lawyer seen, read and agreed that the Reservation Agreement is OK?

What do they say about the Reservation Fee or Deposit the developer wants you to pay?

Have you seen all the legal documents?

Have you checked that the land/property hasn't been sold to someone else in the meantime?



Is it a gated community on a large develpement?

Are there any conditions within the contract for management arrangement by the complex which limits your own personal use per year?

Is the guaranteed rental income of 3% per year based on the original purchase price?

Will there be ramps, lift facilities?



What safety features have been taken into consideration for letting purposes?

Do you need/want to get insurance? (building/public liability)

Have you seen all the legal documents?

Have you checked that the land/property hasn't been sold to someone else in the meantime?
